Seasonal Furnished Rental Preparation Checklist
ITEMS THAT SHOULD BE REMOVED
PERSONAL & VALUABLE ITEMS — REMOVE
• Remove all personal photographs, family memorabilia, paperwork, correspondence, and personal items.
• Remove jewelry, watches, handbags, designer items, collectibles, valuables, and sentimental belongings.
• Remove expensive or irreplaceable decorative objects.
• Remove all medications, supplements, and personal medical supplies.
• Remove important financial, legal, tax, and insurance documents.
• Remove personal electronics, computers, tablets, etc.
• Remove anything you would be upset to have damaged, lost, or broken.
BEDROOMS & CLOSETS — CLEAR FOR TENANT
• Remove all clothing and personal belongings from every bedroom closet.
• Leave hangers only in the closets.
• Remove all personal items from all bedroom furniture drawers, including dressers and nightstands.
BATHROOMS — CLEAR FOR TENANT
• Remove all personal items from bathroom drawers and cabinets.
• Remove toiletries, cosmetics, medications, hair products, grooming supplies, and personal-care items.
• Leave bathroom drawers and cabinets clean and empty, except for basic cleaning supplies.
• Leave a few rolls of toilet paper in each bathroom.
KITCHEN & PANTRY — REMOVE ALL FOOD
• Remove all food and spices, etc from kitchen cabinets, pantry areas, drawers, and refrigerator/freezer.
• Clean and wipe down all kitchen cabinets and drawers after removing food.
• Clean the refrigerator and freezer thoroughly.
• Empty and clean the ice maker if applicable.

PROFESSIONAL CLEANING
Have the condo professionally cleaned immediately before tenant possession, including:
• All floors and carpets

• Windows and window tracks
• Blinds/shades
• Ceiling fans and light fixtures
• All bathrooms, including grout and shower doors
• Inside all cabinets and drawers
• Refrigerator/freezer
• Oven and microwave
• Dishwasher

• Remove all trash
HVAC & MECHANICAL SYSTEMS
Have the HVAC professionally serviced shortly before the rental start date.
• Professionally service and inspect the HVAC system.
• Replace HVAC filters with new filters. Leave a spare filter for the tenant to change at 3 months.
• Confirm heating and air conditioning are operating properly.
• Check thermostat and batteries.
• Inspect vents and returns.
• Check for leaks, unusual noises, or other maintenance issues.
• Check water heater and plumbing for leaks.
• Test all faucets, drains, and toilets.
• Confirm garbage disposal works.
• Test washer/dryer.
• Confirm all kitchen appliances are functioning properly.
FINAL WALK-THROUGH
Before the tenant takes possession:
• Confirm all personal belongings have been removed.
• Confirm all food has been removed from the kitchen.
• Confirm bedroom closets contain hangers only.
• Confirm bedroom furniture drawers are completely empty.
• Confirm bathroom drawers and cabinets are completely empty.
• Confirm kitchen cabinets and pantry are free of personal food items.
• Confirm the kitchen is fully stocked with the expected cookware, dinnerware, utensils, and small appliances.
• Confirm owner's belongings are secured in designated storage.
• Complete professional cleaning.
• Complete HVAC service and replace filters.
• Test all appliances, Wi-Fi, keys, remotes, and building access devices.
• Take comprehensive photographs/video of the property's condition.
• Stock basic move-in supplies such as toilet paper, paper towels, garbage bags, dish soap, dishwasher detergent, and hand soap.
• Perform a final inspection to ensure the condo is completely clean, organized, fully furnished, and ready for a six-month tenant to move in with their belongings.
